All real estate appraisal and consulting services will be inspected, researched and prepared by C. Edward Larson, MAI – not by a limited or junior appraiser with little or no appraisal experience.  All services will be prepared in conformance with the Uniform Standards of Professional Appraisal Practice (USPAP), as promulgated by the Appraisal Standards Board of the Appraisal Foundation, and The Code of Professional Ethics and the Standards of Professional Appraisal Practice of the Appraisal Institute.
 

USPAP as of the 2018/2019 edition only allows for two report types – Appraisal Reports and Restricted Appraisal Reports.  USPAP allows Appraisal Reports to have some level of flexibility depending on the Client’s purpose and intended use in terms of the level of detail presented in an Appraisal Report.  As a result, typical appraisal practice allows for preparation of a less detailed report (similar to what was previously called a Summary under past USPAP editions) that provides less explanation, and more detailed reporting that includes full explanation and support (previously known as Self-Contained).  Conversely, Restricted Appraisal Reports contain limited discussion and analysis and are intended for the Client’s Use Only (note: this will be chancing as of the 2020/2021 USPAP edition that will permit multiple named users).  Given the varying types of properties, differing levels of complexities and permitted report types, each assignment is bid on a case by case basis.
