Larson Valuation, Inc. was founded in 2019 by C. Edward Larson, MAI.  Mr. Larson has been active in the real estate appraisal profession since 1988 and has appraised in excess of $1.2 billion of commercial and industrial real estate over the past 15+ years.  Properties appraised have ranged in value from a few thousand dollars to in excess of $75 million in market value, with several in the $20 to $50 million range. Assignments have been completed on a broad range of commercial, industrial, agricultural, recreational and special purposes properties throughout Michigan, along with several assignments across Northern Indiana, Iowa and New Jersey.

Mr. Larson’s appraisal activity has included the valuation of fee simple estate, leased fee and leasehold interests, with numerous retrospective valuations completed for tax appeal purposes.  Assignments have also included proposed new construction, redevelopment, and renovation projects resulting in prospective valuations As Completed and As Stabilized.  Additional projects have been completed for condemnation purposes consisting of both total and partial takings, along with assignments for title and property insurance claim settlements.  Reports have been completed for individuals, investors, attorneys, CPAs, title companies, federally regulated financial institutions, private corporations, insurance companies, investment groups and various governmental agencies.

Property types appraised have included professional office, on- and off-campus medical office properties, dental properties, veterinary clinics and large specialty veterinary hospitals, federal court houses and government buildings including post offices, industrial warehouse/distribution and manufacturing facilities, special-use industrial, office/flex facilities, self-storage facilities, public golf courses of all market segments, private country clubs of all tiers, downhill ski facilities, single tenant net leased retail properties, multi-tenant retail strip centers, neighborhood/community shopping centers, mixed-use properties with residential/multi-family/retail/office components, auto dealerships, senior housing, cash-crop farms/farmland, large-acreage wooded and water-influenced recreational tracts and vacant land of numerous types.  His experience has also included the valuation of various federal and state tax credits in relation to real estate development.  Additional special research assignments have been completed regarding the impact on property values due to the presence of high voltage electrical transmission tower lines and electrical substations.
